StagingThe key to selling your house for top dollar is showing potential buyers what makes the house so great. You need to help your house make the best first impression. Studies have found that buyers decide within seconds if a house is right for them or not, which means those first few seconds are the most crucial when they first walk in the door.

How can you make your house be the one that they fall in love with? Home staging is the answer.

Thanks to all of the real estate related television shows, many people understand the basic concept of home staging, but not many sellers understand the real value of it. Here is how home staging can help:

Buyers Aren’t Great at Imagining Things

We all like to think that we have great imagination, but studies have found that home buyers aren’t great at visualizing what could be in a house. When they look at a vacant house that has been cleared out, it is hard for them to imagine what the house would look like with furniture.

If your house is full of clutter and lots of family photos, it’s going to be difficult for the buyer to imagine what the house would look like if their belongings were in it.

Home staging helps show buyers what the house can really look like, and it helps them to be able to picture themselves living in the house. As they walk through the room, they will imagine spending their days there, or where they would hang that favorite picture that they own in the living room. This is exactly what you want when you are trying to sell.

Staged Homes Can Sell for More Money

Every seller wants to get every cent for their house that they possibly can. You don’t want to know that you left money on the table. However, sometimes you need to spend money to make money.

A home staging consultation usually begins around $250 to $750, depending on your area and the size of your house. From there, you have several options to consider. You can have your full house staged, which can run well north of $5,000 for a larger house. According to RESA, the average monthly cost of staging is between $2,000 and $3,000.

This can seem like a lot of money until you find out that on average, staged homes sell faster than unstaged homes, and many times for more money, including over the asking price. One study found that houses priced within the same range that were staged sold on average more than 100 days faster than the other homes.

That is a big difference, and one that can save you money on your carrying costs if your house sells faster than the competition.

There are two things that every buyer wants: the house to sell fast and for it to sell for top dollar. Staging has been proven to help do both of these things. If your budget doesn’t allow for professional staging, there are many DIY projects that you can do on your own to stage your house.

The key things to remember include: deep clean from top to bottom, remove personal photos and items, declutter, remove some of your furniture (because less is more), and let the natural light in. Start with these and you will be well on your way.
